What is my affordability?
Affordability on average is 4.49X your income. However, depending on how your income is structured or what loan to value (LTV) you fall into some lender will go up to 5.5x your income.
What types of mortgages do we offer?

What documents do I need to apply for a mortgage?

Can I raise further lending?
Yes we can raise additional funds when remortgaging. We usually do this for clients who need funds for an extension, home improvements and debt consolidation to name a few.
How much deposit do I need to buy a house?
The typical minimum deposit needed is 5% of the property value. However, some lenders are now offering no deposit to a minimum of £5,000.
Deposits can come from a range of sources, and these can add to any existing deposit, these would include:
- Savings,
- Gifted deposit from family/Friends,
- Vendor deposits
- Builders’ deposits (New Build)
- Discounted market value or gifted equity
I’m moving home but my current mortgage has an Early Repayment Charge?
We can help in assessing what rates are available in the market and compare these to your existing deal. We can advise if you are better off staying with your current lender or whether long term it’s more cost effective to change lenders.
If not, we can port your existing mortgage to your new home and top up with further lending if this is needed.
What is the insurance advice process?
We will have a initial conversation to see what help you need, from there if we can be of assistance, the process will begin.
The next step of the process is to book you for a full appointment, so we can begin searching for the perfect insurance product for you.
Once our appointment is complete, we will get to work on applying and making sure you get the best decision for your insurance needs.
Can I get Insurance with medical history?
Even with a bad medical history, it is still possible to get covered with us. We have a wide variety of providers, meaning, no matter what the medical disclosure, we will have something for you.
How much does insurance cost?
All premiums can vary and are based individually on yourself and circumstances. This includes your age, your job, your medical disclosures, your income, your mortgage amount, smoking status, etc. This is why it’s essential to speak with an adviser for advice to know exactly what you’re insuring yourself for and why. But rest assured, we always work on your budget.
What if I have a dangerous job or hobby?
Having a dangerous job can be tricky sometimes, especially for the likes of a professional sportsperson, but rest assured, there are options for everyone when it comes to insurance and we pride ourselves on helping people with some of the most dangerous occupations & pastimes.
Can I insure my children too?
Yes. We have policies which can include your children also, which we know can be hard to speak about.
